Inherited property.
Settling a loved one's home is hard enough. We aim to make the sale the simplest part of it, on a schedule that respects the family.
Leave the belongings
Family takes what matters. We arrange respectful clean-out of the rest after closing, including donation where possible.
Out-of-town heirs
Signings can usually be handled remotely through the title company, with mobile notaries wherever you live.
Several heirs
One written offer everyone can review, with proceeds distributed as the estate directs.
Probate
Who can sign matters.
In Florida, an estate's real property is often sold by a court-appointed personal representative, sometimes with court approval, or by heirs once title has passed to them. Which applies depends on the will, the probate status, and how title is held.
We're not attorneys and can't advise on probate. Please work with the estate's probate attorney. We'll coordinate with them and the title company on timing and paperwork.
Many families sell after probate is opened, and some decide to wait until it's complete. Either way, we can give you an offer now so you have a number to plan around.
Questions
Do we need to clean out the house first?
No. Remove anything you want to keep before closing, and the rest can stay. Clean-out is our responsibility as stated in the contract.
What about taxes on the sale?
Tax treatment of inherited property depends on your situation. Ask a CPA or tax attorney before selling.
The house has unpaid taxes or liens. Can you still buy?
Often, yes. Property taxes and liens are typically paid from the sale proceeds at closing. The title company will identify what needs to be cleared.
